Adroit Conveyancing is a licensed professional conveyancing service where costs are not only affordable but transparent and there are no “hidden fees”.
No two conveyances are the same, therefore we cannot advise you exactly as to how much your matter will cost until we are provided with further information on the property you are selling or buying. Professional costs, disbursements and sundries are paid at settlement and generally not before. There are times when we do ask for some costs & disbursements upfront. eg. Subdivision matters.
We do offer discounts to concession card holders and returning clients, for a low cost conveyancing option that recognises loyal and/or price sensitive clients.

What are Disbursements?
Disbursements are title searches and property enquiry certificates. It is imperative that the most current searches and relevant certificates are included in the vendor statements or ordered for the property being purchased. Adroit Conveyancing will only ever charge you the face value of what our Searching Agent charges us, we do not load any surcharge fees on top of these costs. Depending on where your property is located in Victoria, prices vary for different water authorities. So we estimate for a standard house, allow up to 350.00 and for any property with an active owners corporation add another $170.00 per Owners Corporation.
Auction vs Private Sale
Disbursements for private sales are generally less than a property that is sold at an auction. An auction vendor statement must contain a full set of certificates, this is required so that any prospective purchasers can complete their due diligence prior to buying at auction as cooling off and conditions are not available at auctions. If you are selling your property at auction, disbursements can range between approximately $350.00 - $550.00. Please discuss the best method of sale for your property with your selling Agent.
Each file incurs of a $80.00 fee that covers postage / copying / scanning / telephone and emails.
Verification of Identity
All conveyancing clients must have their identity verified. We use the services of Australia Post, or you can attend our office or even complete online through one of our providers. Current cost $70.00 and it is valid for two years. We are not permitted to accept any verification from other practitioners who may have acted for you previously.
What is standard vs non- standard?
95% of conveyancing matters are standard, however should your matter become non-standard, you will be advised and provided with a further quote for the additional work.
Why don’t you have fixed fee conveyancing?
There is no one size fits all for conveyancing - every matter is different, so our fees and costs are variable. Water Authorities charges vary significantly throughout Victoria. Some properties have covenants, some don’t. Not all Units have an active Owners Corporations, some can have multiple Owners Corporations. Other properties have heritage requirements. We will never go cheap just to put more money in our pocket. You engage us to do a professional job and that includes ordering every required certificate.
OTHER COSTS TO CONSIDER
STAMP DUTY ON TRANSFERS (paid by Purchaser)
Land Transfer Duty (stamp duty) is payable when you buy a Victorian property.
There are some exemptions and concessions available to purchasers who are first home buyers, concession card holders, buyers of a principal place of residence and farmers etc. Contact us to discuss further.

LAND USE VICTORIA – REGISTRATION ON TRANSFERS (paid by Purchaser)
Transfer on sale - registration fees can range from $90.80 to $3,610.00. Fes are based on purchase price on a sliding scale and are capped at $1,500,000.00 for the 2021/22 financial year.

PROPERTY EXCHANGE AUSTRALIA (PEXA) (paid by both Seller & Purchaser)
Mandatory since 1st October 2018, transactions are settled now electronically and PEXA charges fees. The most common fee for a transfer with one title is $117.92, two titles is $134.97 for the 2021/22 financial year.
TITLE INSURANCE (paid by Purchaser)
Specialist insurance company providing protection to property owners against risks inherent in the real estate transaction. E.g. Boundary issues, illegal building work, planning & title defects, outstanding rates, taxes and levies etc. Safeguard your property against unknown risks that threaten your right to occupy and use your land.
GST (paid by Seller to ATO)
Some vendors are required to pay GST on their sale at settlement, whether it be a residential or commercial property, house or land. We are not financial advisers and therefore we will liaise with you and your Accountant should you fall into this category.
CAPITAL GAINS WITHHOLDING CLEARANCE CERTIFICATE (paid by Seller)
Any property sold in Australia since 1 July 2017 over $750,000, the vendor is required to supply a clearance certificate to show that the Vendor is not a foreign resident. You will be required to complete an online form and obtain a clearance certificate prior to settlement. Should you be deemed a foreign resident or do not supply a valid clearance certificate 12.5% of the purchase price is automatically sent to the ATO.
